Zoning & Land-Use Clearance — Los Angeles
Confirm your site's zoning allows a restaurant use in the City of Los Angeles before signing a lease or building out.
What it is. Verification that the site's zoning/use district permits an eating-and-drinking use, plus any change-of-use or conditional-use approval a restaurant triggers.
Who issues it. Los Angeles City Planning (City layer). Look up the parcel's use district in ZIMAS.
When you need it. Before leasing/building; a change of use (e.g., retail to restaurant) or added alcohol/entertainment can require discretionary review.
How to apply. Check ZIMAS (zimas.lacity.org) for the zone and permitted uses; if discretionary approval is needed, file with City Planning.
Fees. Per City Planning fee schedule — see source (⟢ VERIFY).
What SpoonSeal tracks. The document(s) you upload for this requirement, with automatic renewal/expiration tracking (Current, Due Soon, Expired). Where the city publishes health-inspection results (e.g., NYC and Chicago), SpoonSeal syncs them automatically; elsewhere they can be added manually.
